A past study by the Federal Trade Commission showed that approximately 75% of homebuyers thought the Agent who was working "with" them was also working "FOR" them, when technically they were NOT working for the benefit of the Buyer ! That's 3 out of 4 homebuyers ! This is the very reason why "Buyer Agents" came into being and eventually led to the birth of a new breed of Buyer Agents called Exclusive Buyer Agents.
Exclusive Buyer's Agents are licensed real estate agents who work for the benefit of, and on behalf of, Buyers ONLY. By choice, Exclusive Buyer's Agents do not list homes for sale, and work as a consultant for the benefit of the homebuyer in a Real Estate Transaction. Exclusive Buyer's Agents elect not to take listings ( to sell homes ) to prevent a potential conflict of interest, between the Real Estate Agent and the Buyer regarding who the Real Estate Agent is actually working for.
Exclusive Buyer's Agents attempt to get the best possible house for the best possible price and terms for the Buyer. It need not cost the homebuyer any additional money to use the services of an Exclusive Buyer's Agent. We are paid from a split commission, offered to all agents as a unilateral offer of compensation through the Multiple Listing Service ( MLS ) by the listing real estate agent, from the commission paid to them by their Seller.

Who's The Real Estate Agent Working For ?

This is in accordance with the NEW Oklahoma Real Estate Law , which went into effect, November 1, 2000, and dramatically impacts YOU, if you are an Oklahoma Home Buyer! Chances are, the Real Estate Agent, who's advertising the home for sale, is working for the benefit of, and on the behalf of the SELLER !
