Why is it important that you use one ?

Even though you may be educated enough to insist upon the services of a Single-Party Broker to provide services for your benefit, the following could easily happen to you, as a result of the New Oklahoma Real Estate Law. 

Let's assume that you are working with a real estate agent on the condition that he/she will provide services for your benefit as your Single-Party Broker.  They work for a brokerage company that takes listings from Sellers, in addition to working with Buyers. 

You fall in love with a beautiful home, which they show you, and lo and behold, it is listed by the same brokerage company they work for. You state that you want to make an offer on the home, then...

BOOM !

They come back with a bombshell stating that they are unable to provide services for your benefit any further on the transaction as a Single-Party Broker. You will have to settle for their services as a Transaction Broker or find another company to assist you!  Why ?... The reason is simple.  The Seller, of the home you wanted to buy, hired another real estate agent from the same real estate company to provide services for their benefit as a Single-Party Broker. When this happens, the Buyer or Seller, must consent to the neutral assistance (without advocacy) of a Transaction Broker!

The New Oklahoma Real Estate Law does not permit the same real estate broker/company to provide services for the benefit of both Buyer and Seller. (And this is good.)

So now, the Seller states that they will not compromise their original position of having a Single-Party Broker to be providing services for their benefit. Why? Because the seller hired the broker to sell their house and they are the ones paying the broker when it sells.

So, you may feel stunned, abandoned, and pressured to change your broker relationship from a single-party broker to a transaction broker because you know that a delay may result in your dream home being sold to someone else!

You must either establish a Single-Party Broker relationship with a different real estate broker/company OR accept a Transaction Broker relationship with your current real estate broker/company since they no longer can provide services for your benefit, or negotiate on your behalf. This could cost you money as well as grief!
