Why is it important that you use one ?

Even though you may now be educated enough to insist upon the services of a Single-Party Broker to be your advocate, the following could easily happen to you, as a result of the New Oklahoma Real Estate Law. 

Let's assume that you'll sign up a licensee on the condition that he/she will be your Single-Party Broker. 
They work for a brokerage company that takes listings from Sellers, in addition to assisting Buyers with real estate purchases. 

You fall in love with a beautiful home, which they show you, and lo and behold, it is listed by the same brokerage company they work for. You state that you want to make an offer on the home.  
Then...

BOOM !

They come back with a bombshell stating that they are unable to assist you any further on the transaction as a Single-Party Broker. You will have to settle for their services as a Transaction Broker or find another company to assist you!  Why ?... The reason is simple.  The Seller, of the home you wanted to buy, hired another agent from the same brokerage company to be their Single-Party Broker. When this happens, the Buyer or Seller, or Both, must consent to the neutral assistance (without advocacy) of a Transaction Broker!

The New Oklahoma Real Estate Law does not permit the same company to be an advocate for, both, Buyer and Seller. (And this is good.)

So now, the Seller states that they will not compromise their original position of having a Single-Party Broker to be their advocate. Why is the Sellers position accepted rather than the Buyers?

From a business point of view, Brokers typically expect a greater rate of return from their investment in time / money from Seller's listings than from assisting the same number of Buyers. So, you may feel stunned, abandoned, and pressured because you know that a delay may result in your dream home being sold to someone else!

You must either... establish a Single-Party Broker relationship with a different company OR accept a Transaction Broker relationship with your new representative, and they no longer can negotiate on your behalf. This could cost you real dollars as well as grief!
