Q. "How are you paid?"
A. It need not cost you any additional money to use the services of an Exclusive Buyer's Agent . We offer several options, but the most common, chosen by our Buyers, is to be paid by the Seller from the proceeds of the sale, on behalf of the Buyer, in an amount equal to that offered to the "Selling" Broker through the Multiple Listing Service. So, in most cases, "You can hire an Exclusive Buyer's Agent at no additional cost!"
Q. "How can you save me money?"
A. There are a number of ways your Exclusive Buyer's Agent can help you save money on your next home purchase. The most significant and common savings are usually: 1) negotiating a lower price, 2) negotiating for repairs on the house, 3) negotiating a home warranty on the house, and 4) shopping for the best mortgage loan.
Q. "Can't I hire a Buyer's Agent at a traditional real estate firm?"
A. You can. However, you may encounter many firms, with very large inventories of homes for sale, where the Broker is working on behalf of, and for the benefit of, the Seller. The problem arises, if you decided to purchase a home listed, for sale, with that real estate firm. Under the NEW Oklahoma Real Estate Law, the Broker cannot work on behalf of, and for the benefit of, the Buyer if that same Broker is already working on behalf of, and for the benefit of, the Seller. So, as a Buyer, why would you even take the chance of getting yourself into a situation where you don't have anyone who can work on your behalf and for your benefit? You do have a choice! Exclusive Buyer Brokers specialize in working for Buyers only, never for Sellers.
Q. "What is the difference between a Buyer Agent and an Exclusive Buyer's Agent?"
A. There is a BIG difference! An Exclusive Buyer's Agent ( by definition: the broker/owner of the firm, and all agents in the firm ) elects not to take listings ( to sell homes ) as to not create a conflict of interest in regard to their relationship with the Buyer. Exclusive Buyer Brokers only work for Buyers, never Sellers. Traditional "Buyer Brokers", typically, are ALSO "Listing Brokers" who list and sell homes and work on behalf of those Sellers.
Q. "If you don't take listings ( sell homes ) how can you help me?"
A. We are members of the Oklahoma City Metropolitan Association of Realtors and have access to ALL homes through the Multiple Listing Service ( MLS ), which other Realtors have listed, whether the homes are existing or new construction. We can even work on your behalf on a For-Sale-By-Owner (FSBO). Since we don't list homes for sale, you won't feel any pressure to "purchase a home from OUR inventory". We don't have any homes for sale, which we would try to "Sell" you! We help you find the right home you're looking for!
Q. "Don't you think I can look out for my own interest?"
A. You may, very well, be able to do so! However, if you don't possess the necessary skills, knowledge of current Real Estate Laws ( the "rules of the game"), knowledge of current market values, and knowledge about Real Estate Contracts, you may find yourself at a disadvantage attempting to negotiate, on your own, with a trained, skilled and seasoned Real Estate Agent who is not working on your behalf, nor for your benefit, but rather for the Seller. One of the most important issues is, how would you know if the house was overpriced or not, and where would you get that information? Exclusive Buyer's Agents can always work on your behalf in negotiating for you and have access to the data to show you if they are overpriced! You wouldn't use the other guys' "Lawyer" in court, would you? Then why would you use the other guys' Real Estate Broker? You do have a choice!
Q. "Is there anything wrong with just looking for houses on my own?"
A. We can help you save Time, Effort, and Money ( expensive gasoline?, "time" wasted is money lost, to most people ) by utilizing the power and technology of the MLS to retrieve only the homes which meet your requirements. We help you work smarter, not harder! Your time and effort is reduced, and not wasted on driving all over town calling dozens of different listing Brokers only to find that many homes you have an interest in, do not meet all your requirements. Even if, and when, you found a home on your own, which you wanted to purchase, in many cases it is too late to retain the services of a Buyer Broker, due to technicalities in the Real Estate Laws governing Brokers. You may end up "on your own!"
